The product consists of a comprehensive solution where our team with dedication and passion rent out your property providing guests with premium experience while at the same time creating a value and a source of passive income for you.

We give you full insight of the economy of you property providing you with financial report each quarter with all the expenses and incomes that has ben created the previous three months.

Our legal department will also make sure that your property follow the rules according to Spanish tourism laws while our accountant helps you with tax issues and the declaration of income statement of non-residents.

Expenses associated with holiday rentals

– Laundry
Laundry rates depend on the amount of laundry that will be needed to clean for your property. We will provide you with a more exact estimation before start and signing.

– Cleaning
Prices for cleaning are the following:

1 bedroom apartments – 35€
2 bedroom apartments  – 45€
3 bedroom apartments  – 55€

Terraces:
0-10 Sqm = 5€ / 10-20 Sqm =10€ / 20+ Sqm =15-30€

– Our commission
We charge 20%+VAT (21%) of the total booking price of each guest

– Maintenance when needed
If something needs to be repaired we take care of it. This is something that is charged from you as a property owner and we always give you the option to arrange it yourself first. If you choose to do so, we will send the respective craftsmen to fix the problem and the invoice will be attached at the end of the quarter

How it works step by step

1-The first contact
Someone from our team will visit the property and make sure everything is in appropriate condition. We look at the accommodation and look so that it meets our and the municipality’s requirements. If something is missing then you as a property owner have the opportunity to arrange this or we will do it at an administrative cost. We only rent out properties that have furniture and bed linens that meet hotel standards.

2- Pricing, presentation and signing
Our rental team conduct a proper market research in your area to be able to set a price that is fair for you and attractive to the tenants. When we have agreed on this term we usually start signing a one year contract. After this we make a professional presentation of your property including VR-Tour.

3- Let the income flow!
We now publish your property and advertise in innovative ways including social media, newsletters , influencers and various holiday portals to give your property good exposure and ensure a sandy flow of guests.

 4 – Relax and enjoy the benefits of having a passive income
We will make a payment to you each quarter and attach a financial report of your property. Remember that if you or your friends and family want to book the apartment you can contact our rental team anytime or make an online booking with the code that will be provided to you and the price will automatically be 00.00€. 

We allow property owners to rent on their own to a certain extent to friends and acquaintances. However, we do not allow property owners to advertise on portals because we want to avoid all kind of competition. This is because we always strive for sustainable and long-term partnerships where both parties are satisfied.

 

What requirements do the government have?

Here we have listed the requirements that the Spanish authority ”Junta de Andalucía” have for tourist apartments, you can read more at heir website www.juntadeandalucia.es

The requirements of homes for tourism purposes are easily achievable and are defined in Article 6 of Decree 28/2016, of February 2, of homes for tourism purposes, and are:

  •  Have an occupancy license, and comply at all times with the technical conditions and quality required for housing.
  •  The rooms will have direct ventilation to the outside or to patios and some system of darkening of the windows. This requirement will not be required when the dwelling or the building in which it is integrated is classified as an Asset of Cultural Interest and the level of protection prevents performing any type of work, modification or intervention that is necessary to comply with the requirement.
  •  Be sufficiently furnished and equipped with the necessary equipment and appliances for immediate use and according to the number of places available.

  •  Refrigeration by fixed elements in rooms and rooms, when the operating period includes the months of May to September, both inclusive. If the period of operation includes the months of October to April, both inclusive, they must have heating. This requirement will not be required when the dwelling or the building in which it is integrated is classified as an Asset of Cultural Interest and the level of protection prevents performing any type of work, modification or intervention that is necessary to comply with the requirement. An adaptation period of one year is granted for this requirement until 05/11/2017.

  • Have tourist information, in physical or electronic support, of the area, leisure areas, restaurants and cafeterias, shops and food stores, the nearest car parks to the house, existing medical services in the area, means of urban transport , plan of the locality and guide of shows.

  • All homes will have Complaint and Complaint Sheets available to the users, and a poster announcing them in a visible place inside the house.

  • Cleaning of the house at the entrance and exit of new clients.

  • Bed linen, linen, household goods in general, depending on the occupancy of the home and a replacement kit.

  • Provide users with a telephone number to attend and resolve immediately, any query or incident related to housing.

  • Inform the users of the internal rules regarding the use of the facilities, dependencies and equipment of the dwelling, as well as the admission and existence of pets in the dwelling, restrictions for smokers as well as restricted areas of use.
